Visies over houtbouw uit de markt

Hoe houtbouw van veelbelovende ontwikkeling uitgroeit tot volwassen bouwmethode?

Houtbouw gaat een nieuwe fase in

Hoe kijkt de markt op dit moment naar gestapelde houtbouw en wat zijn de verwachtingen voor de toekomst? Voor deze derde whitepaper in de serie over houtbouw sprak Aon met aannemers, verzekeraars, SWK en de gemeente Amsterdam. Hun perspectieven verschillen, maar de rode draad is duidelijk: om houtbouw verder te laten doorgroeien zijn standaardisering, samenwerking en kennisdeling hard nodig.

In het kort
  1. Niet elke vorm van houtbouw is even volwassen; iedere toepassing vraagt om een eigen beoordeling van risico’s en haalbaarheid.
  2. Houtbouw vraagt om een andere manier van denken; hout vraagt om andere keuzes in ontwerp, engineering, detaillering, bouwvolgorde en risicobeheer.
  3. Risicobeheersing maakt verdere groei mogelijk: Risicobeheersing is geen rem op innovatie, maar een voorwaarde voor vertrouwen en gezonde groei.

Vier voorwaarden voor volwassen houtbouw

  • 1. Ontwerp houtbouw vanaf het begin als houtbouw

    Vochtbeheersing, brandveiligheid, installaties, bouwlogistiek en herstelbaarheid kunnen niet achteraf aan een traditioneel ontwerp worden toegevoegd. De juiste expertise moet al in de initiatieffase aan tafel zitten.

  • 2. Verbind duurzaamheid aan kwaliteit en levensduur

    De duurzaamheidswaarde van hout is groot, maar een gebouw is pas echt duurzaam wanneer het ook veilig, onderhoudbaar, repareerbaar en langdurig bruikbaar is.

  • 3. Deel kennis en ontwikkel gezamenlijke kaders

    De markt leert sneller wanneer niet alleen successen, maar ook schades, ontwerpfouten, vertragingen en knelpunten worden gedeeld. Handreikingen, toetsingskaders en praktijkervaring helpen om onzekerheid te verkleinen en projecten consistenter te beoordelen.

  • 4. Neem verzekerbaarheid vroegtijdig mee

    Verzekeraars, waarborginstellingen, financiers, gemeenten en risicoadviseurs moeten vroeg worden betrokken. Zo kunnen relevante randvoorwaarden nog worden verwerkt in het ontwerp en de businesscase, in plaats van pas wanneer belangrijke keuzes al vastliggen.

Om een veel gebruikte bouwmethode te worden, hoeft gestapelde houtbouw niet geheel zonder risico’s te zijn. Dat is geen enkele bouwmethode. Houtbouw wordt het nieuwe normaal wanneer de risico’s bekend, bespreekbaar en beheersbaar zijn. De vraag is daarom niet langer óf houtbouw toekomst heeft, maar hoe snel de sector erin slaagt om kennis, regelgeving en risicobeheersing met elkaar te verbinden.
